List of Common Inspections
1. Pest Inspection – The pest inspection - or “termite inspection” as it is
sometimes called – is one of the most common inspections seen when
purchasing a home. In a pest inspection a professional inspector checks
over the entire home for termites, wood-boring beetles and dry rot. The
areas of the house that currently have damage are referred to as a
“section 1” item. An example of this would be dry rot – wood that
seems damp and soft to the touch. Areas of the home which currently do
not have damage but are susceptible to it are referred to as a “section
2” item, for instance a bathtub which is not caulked on the floor
properly.
2. Home Inspection – The home inspection covers many aspects of the home
which should be brought to a buyer’s or seller’s attention. Common
areas checked would be the roof (if accessible), foundation, overall
exterior, water heater, electric, accessible plumbing, chimneys,
appliances, etc. A good home inspector will usually give you a
breakdown of issues found with detailed pictures in his/her report, but
should always recommend speaking with a professional. For instance,
the home inspector would be wise to note that there are wiring problems
with your fuse panel, but should recommend you contacting a licensed
professional regarding correcting the problem.
3. Roof Inspection – Very simply, a roof inspector gives you an estimated
time of current roof installation, if and how it is damaged, how to repair
the damage and price quotes to repair if needed.
4. Environmental Report – A common inspection on commercial properties,
an environmental report will detail multiple information such as; if there
are or have been any hazardous materiel on or near the property, a soils
report and a list of all possible exposure sites - such as an underground
storage tank from a gas station.
5. Other Reports – The following reports are self explanatory and apply to
those properties with such characteristics; pool inspection, chimney
inspection and a septic tank inspection.
